Schaffhausen: Where Families Can Still Live the Dream of Homeownership

May 8, 2024

In Schaffhausen, young families can still find affordable homeownership, as confirmed by the new Homeownership Index of the Schaffhauser Kantonalbank.

The Homeownership Index of the Schaffhauser Kantonalbank provides semiannual updates on the price development of condominiums and single-family homes in the Schaffhausen region. The latest spring edition of 2024 reveals that Schaffhausen stands out due to its attractive price-performance ratio. The region continues to offer affordable homeownership options for families as well. Despite limited supply, there remains a strong demand for homeownership in the area.

André Merz, Head of Business & Real Estate at Schaffhauser Kantonalbank, emphasizes the attractiveness of the real estate market in Schaffhausen compared to other cantons in an interview with the Schaffhauser Nachrichten. While prices have risen over the years, the rate of increase is not as pronounced as in other regions of Switzerland.

Homeownership Plus Quality of Life

Schaffhausen offers a high quality of life, which is crucial for many homebuyers. The region scores with a balanced mix of urban and rural life. Proximity to nature, diverse leisure activities, and simultaneously exciting job opportunities make the canton of Schaffhausen an attractive place to live for families, couples, and singles.

Ideal Conditions for an Affordable Offering

Another plus point for Schaffhausen is its excellent infrastructure. The region boasts a well-developed transportation network within the area, as well as direct train connections to Zurich, Zurich Airport, and other Swiss cities. Additionally, schools, shopping options, and cultural & sports amenities are all conveniently located nearby.

Current price level of single-family homes

The graph shows the current price ranges (in CHF) for the sample single-family house built in 2017. The price ranges apply to a 5.5-room sample family house, which is 7 years old, located in a good location, with a size of 150m2 and a plot area of 550m2 (Source: Homeownership Index, Schaffhauser Kantonalbank):

Outlook for the Future

The combination of an attractive real estate market with affordable options, high quality of life, good infrastructure, and promising future prospects makes the Schaffhausen region an appealing destination for anyone looking to take the step towards homeownership. Therefore, those in search of their own four walls should definitely consider Schaffhausen, confirms expert André Merz to the Schaffhauser Nachrichten.
